Thanks for the suggestions on my leak. If, when, I get it corrected I'll let you know what worked.
 
I've seen several posts on door latches. I was having some trouble with mine and found that the cause was the old grease drying out. I sprayed all the latches with a product called "Corrosion Block" that will loosen anything. They now work as new.
 
There's an old saying that I live by, "When you hear hoofbeats look for horses, not zebras."
